- The number of occupants per dwelling is limited to five (5).
- Resident owners must provide the following information to the Board upon taking residence.
- First and last name(s) of each adult resident, and first name(s) and age(s) of each minor resident. In no case may the total number of residents exceed five (5).
- Phone number and email address of primary and alternate resident contact(s).
- Make, model, color, and license number of each vehicle that may be parked on EPOA common parking lots.
- According to EPOA governing documents, owners wishing to sublet any unit must first obtain permission from the Board of Directors (CC&Rs Article II §(o)).
- Permission to sublet may be granted under the following circumstances.
- Owners who have held a property for not less than one (1) year after close of escrow may petition the Board for permission to sublet said property.
- The following information must be provided before sublet permission is granted.
- First and last name(s) of each prospective adult resident, and first name(s) and age(s) of each prospective minor resident. In no case may the total number of residents exceed five (5).
- Phone number and email address of primary and alternate resident contact(s).
- Make, model, color, and license number of each vehicle that may be parked on EPOA common parking lot.
- Proof that prospective resident(s) have been provided a copy of the EPOA Community Standards (Rules). (This provision may be satisfied by sending a group email to both the prospective resident and to the EPOA Board which includes a link to the online version.)
- Owners may provide items i., ii., and iii. at the owner information portal.
- Owners subletting any residence without first obtaining Board permission will be subject to fines and expenses.
- Any change in occupancy requires a new petition to sublet.
- The Board and its Directors deal directly with owners and are not obligated to engage with renters or property managers.
