- NEITHER THE HOMEOWNERS ASSOCIATION NOR THE BOARD OF DIRECTORS SHALL BE RESPONSIBLE FOR THE MAINTENANCE, INSURANCE, LIABILITY, THEFT, VANDALISM OR ANY DAMAGE THAT MAY COME TO ANY VEHICLE. THE VEHICLE’S OWNER SHALL BE RESPONSIBLE FOR ANY VEHICLE PARKED UPON THE HOMEOWNERS ASSOCIATION PROPERTY INCLUDING PERSONAL AND/OR PRIVATE PROPERTY IN THE VEHICLE.
- Each dwelling is entitled to one (1) reserved parking space on Association property. Owners may submit requests and preferences in writing to the Board to reserve any parking space. Requests are examined and granted, if possible, on a case by case basis. Absent of a specific request, parking spaces will be assigned by the Board.
- Residents must provide EPOA with the year, make, model and license number of any vehicle parked in a reserved space on Association property.
- Any resident vehicle parked in a space designated Guest Parking Only will be subject to removal at vehicle owner’s expense and penalty assessment.
- Any vehicle not listed with EPOA in accordance with the parameters described herein found parked in a reserved parking space shall be subject to removal at vehicle owner’s expense.
- The common parking areas with capacities in parentheses are as follows:
- Southwest Area – immediately south of 600 Gibbel (5 vehicles)
- South-central Area – immediately south of 648 Gibbel (5)
- Southeast Area – immediately south of 660 Gibbel (6)
- Northeast Area – immediately north of 676 Gibbel (10)
- Northwest Area – across the driveway north of 622 Gibbel (11)
- The designated parking spaces in the parking areas are to be used by homeowners, renters, and guests for parking passenger vehicles only. No storage, no commercial trucks or trucks over one ton, no boats, campers, trailers, motor homes, or RVs are allowed. They are not to be used for auto detailing, car washing, automobile repair, bodywork, or painting of vehicles.
- Emergency flat tire change or dead battery charge or replacement may be performed when needed.
- THE DRIVEWAY IS A FIRELANE. The driveway is for ingress and egress only. Parking is limited to loading and unloading. No auto detailing, car washing, auto repair, bodywork, or painting of vehicles allowed in the driveways. Plumbers and similar service vehicles allowed while performing repairs.
- Any non-operable vehicle or vehicle without proper and up to date tags is not to be stored on association property and must be removed within ten days or it will be towed at the owners expense.
- Speed limit is 10 miles per hour and will be strictly enforced. No reckless driving. Law enforcement will be notified and fines or assessments will be imposed.
- Any parking on the lawn or landscape is absolutely prohibited at all times.
- Vehicles parked in a fire lane are subject to being towed immediately without prior notice. All expenses incurred with the removal of said vehicle will be the responsibility of the dwelling owner.
- Vehicles leaking gasoline, oil, or other fluids may, at the discretion of the Association, be prohibited from parking on common area. Any cleanup or damage expense caused by such leakage will be charged back to the vehicle Owner. If the vehicle owner is a guest of a homeowner, that homeowner may be held responsible. If the responsible party is a tenant, the homeowner of the dwelling being rented or leased may be held responsible. Vehicles in violation are subject to a fine or removal at the Owner’s expense.
- Owners or tenants and their visiting guests shall observe State and Local Ordinances pertaining to combustible or explosive material or flammable compounds which may constitute a highly potential fire hazard. NO FLAMMABLE OR COMBUSTIBLE MATERIALS MAY BE STORED IN GARAGES OR PATIO AREAS.
- Loud music from automobile sound systems is not permitted at any time within the complex. The volume should be turned down when entering the driveway. Guests should be instructed to turn down the volume of their radios, etc. when entering the driveway.
