Organizational Documents
This Association began as Shangri La Estates, Inc. in 1962, then became the Ponderosa Association (unincorporated). It was incorporated as Evergreen Property Owners Association in 1977.
The Association exists and operates under the following documents. The Articles of Incorporation generally describe the form and purpose of the corporation and the Bylaws generally outline the specifics of how it is organized. The Covenants, Conditions, & Restrictions deal primarily with issues tied to the real property, while the Community Standards address day-to-day conduct. These divisions are somewhat blurred and there is some overlap between documents. If there is a disagreement between the documents, the Articles of Incorporation are superior to the Bylaws, followed by the CC&Rs and Community Standards. In any case, these documents are subject to state and federal law. The governing documents may be changed at any time by action of the Board or the Membership, subject to applicable guidelines set forth in these documents and in California law.
