Article II. Protection of Common Area


  1. The only approved areas for recreation are the established turf areas now in existence, those turf areas that may be established in the future, and the pool/patio area. Children of any age are not permitted to play in or trespass on the ground cover, shrub areas or any other landscape area where damage may occur.
  2. Climbing trees, fences or cement block walls is strictly prohibited. Homeowner will be held responsible for any damages incurred.
  3. Balls, pool toys and any other implements of recreation must be removed from common areas immediately after use.
  4. No consumption of alcoholic beverages is allowed at any time on common areas.
  5. No articles, including clothing, shall be draped over fences or walls.
  6. Patio and yard areas must be maintained to preserve and protect the attractive appearance of the community. Plants must be suitable for the space. The plants must not detract from the surroundings. Plants for patios should be selected to prevent problems. Homeowners will be billed for any damage to walkways by branches or roots from patio plants.
  7. No objects or structures of any kind, including patio covers are permitted to be erected without Architectural Committee approval.
  8. All homeowners must promptly repair and maintain their dwelling in a satisfactory condition, especially to the extent it affects other units. All internal installations such as doors, windows, water, power as well as the sewer, are to be maintained at Owner’s expense. Water faucets and pressure regulators on exterior of units, as well as the sewer and main water line from the meter to the resident’s dwelling is the homeowner’s responsibility.
  9. No Owner is permitted to paint, repair, maintain, alter, or modify any exterior wall, railing, exterior door surface, roof, or to install anything in the common area without prior Board approval.
  10. Garage sales are prohibited except when put on as a community event through the EPOA Board.
  11. Driving or parking a vehicle of any kind on the lawns or in landscaped areas is strictly prohibited
  12. Air filled and other bouncing apparatuses are prohibited.
  13. Removal, destruction or modifying shrubs or plants prohibited. Do not plant any plant material without prior written approval from the Board of Directors, as they will be removed from the area.
  14. Pedestrians have priority on sidewalks. Bicycles, roller skates, roller blades, skateboards, scooters, and similar vehicles are allowed, provided users of these items defer to pedestrians. Motorized scooters, bicycles, and similar vehicles are always prohibited from sidewalks.
  15. Common walkways must be kept free of all obstacles that could impair safe passage.
  16. Disposal of motor oil in the common area is prohibited.
